How to sell your home quickly

You're driving, cycling or walking through a neighbourhood and suddenly your dream home is there before you, and there's a for sale sign on the lawn.

But there's still work to do. You have to sell your current home, fast!

Here's what Royal Pacific REALTORS® recommend you do to prepare to make this happen.

• Clean: buyers will scrutinize your home. Make it spotless. From walls and ceilings to light fixture and baseboards, clean it so that it sparkles.
• Touch up: if there are scrapes and dings on your walls, touch them up with filler and paint.
• Clear: review your nick-knacks, unused items, dried floral displays and other items and donate what you don't want to charity. Place what you do want in storage containers. Rooms will look more spacious without clutter and it helps prospective buyers to better see themselves as the owners if photos of your children are not on the walls.
• Refresh: get rid of worn carpets, rugs, and even curtains and replace with contemporary ones in neutral tones.
• Renew: if your home doesn't feel at its best consult an expert such as a Feung Shui specialist to clear your home of any negative energy and to create a feeling of positive energy. 
• Showcase: weed garden beds, cut grass, sweep debris, and add colour using pots with brightly-coloured plants such as petunias or impatiens strategically placed on walkways and beside the front and back doors.
• Welcome: before the open house, make coffee or, if it's a hot day, iced-tea to be self-served in cheery paper cups. Have a basket of cookies and attractive small napkins available.
