The Property Disclosure Statement
When you sell your home, you will complete a Property Disclosure Statement (PDS). The PDS is a detailed form which requires the property seller of a property to disclose defects to the prospective buyer.
If you know about a defect in the property, you must disclose it.
The PDS identifies potential problems such as residential heating oil storage tanks, found both underground and above ground in yards of some older homes, formaldehyde insulation, unauthorized secondary suites, renovations done without a permit, moisture problems, and other issues.
The PDS protects the seller as well as the buyer. It is not a substitute for a thorough, professional home inspection.
